IREEX Agents have been trained and authorized to use the ATS Co-operative System.

 

The ATS Co-operative provides a unique financial/credit service

to owners of real estate with a specific need:

 

Selling a property they want to part with,

and acquiring a property they want.

 

Scenario:  

A property Owner has an asset with an established value but limited marketability, such as free and clear land.  Presently, there is little or no market for it, nor can it be used as security for a bank loan. It can be considered “stagnant equity” and provides no benefit, at this time, to its Owner.

 

Problem:

The Owner would like to make some use of this asset, such as activate the equity to acquire other real estate, but can’t do it until the property is sold.

 

Solution:

The ATS Co-operative provides a method to activate a portion of the equity and convert it into a secure, regulated and transferable form of private money, a trade credit, which can be used, as payment, to conduct business. The ATS Co-operative issues an equity line of credit against a "minority" interest in the land.  The equity line of credit is established and made available to the Owner.  An ATS Co-operative affiliated broker assists the Owner in finding opportunities to place the trade credits into a desired property.

 

Benefits:  

One, the Owner can now offer his property on a part-cash, part-trade credit basis which allows people interested in the land to purchase it using equity they own in other real estate to pay for a large portion of his property and;

Two, the Owner can move into a desired property using equity in the land for a large portion of the purchase.

 

Safety, Accountability and Transparency: 

The assets are placed with a qualified, licensed and bonded Fiduciary and the issue of the trade credits is strictly controlled and monitored by the Co-operative

 

Section 1031 – Tax Deferred Exchanges:

The ATS Co-operative provides a credit source that greatly facilitates 1031 exchanges. The ATS currency is accepted by Qualified Intermediaries as part of the consideration in every type of 1031 exchange.
